Lower your Property Taxes…. maybe
We know the value of property in our area has declined. It has gone down for lots of reasons. Soft market, foreclosures, etc. That is not a good thing for sellers and property owners but there may be a little good news if you want to try and lower your property taxes.
In Gwinnett you have until 2 March 2009 to get the “Taxpayer’s Return of Real Property” form turned into the county at the Board of Assessors’ Office at 75 Langley Dr., Lawrenceville, GA 30045. This will start the process to lower your taxes. Click here for the info directly from the Gwinnett County website.
There are a few vendors offering to do this for you for a fee but you can do it yourself and save the money. You have to get the form in before 2 March or you miss the window this year but there is time.

Under Contract!!
In this market there are a few ways to bring good news to a seller. All of my sellers need to sell and if I can say we are under contract that makes them smile. I was just able to do that out in Winder. My seller is happy and my buyer is happy and that makes me happy. Sounds like a party!!
I would like to do it again and I need your help. With the new 1st time buyers tax credit it is the best time ever to get into a home. Who do you know that is expecting a baby? Who do you know that just got married in the last year? Who do you know that just got out of school in the last year? Big life changing events like babies, marriage or “starting out” can be those life events that get folks thinking about a house or a bigger house or getting out of that #$%^()*(( apartment and the tax credit is just an added incentive that can give you some money for improvments, a rainy day fund or even the down payment if we work it right.
When you know someone is thinking about buying in this market, please call me and let me help them get a great deal (prices are about 10-20% off) on the perfect home (there is lots of choice) and we can make sure everyone is smiling. Interest rates are still at low numbers (around 5%) and I have some sellers that will help get 4.5% on some of my listings. You don’t have to have perfect credit either, just show you have a job and can pay back what you borrow. There is money out there!!

Good news for the investors!!
Fannie Mae has upped the limit on the number of properties you have have a loan on. It was lowered to 4 maximum some months ago but last week they put it back up to 10. You still have to qualify and show that you are a bonified investor but this is great news. Here is the link if you want to see the details.
There are some great deals out there in the midst of all the foreclosures we have had and now maybe you can take advantage of them. Call me if you are thinking about getting into this market and we’ll see if we can help.
The key to winning in the real estate market is buying good properties in good rental areas and making sure you get good cash flow on them. Loans add risk and you have to be careful but it can be a great way to build wealth.

What's in it for me??
I can’t answer that question for everyone but I can for those that are buying their first home or buying their first home in 3 years. Sort of the same thing but different.
Today, President Obama is signing into law the economic stimulus bill and there is a $8000 tax credit for first time home buyers. Someone who has not owned a home in the last 3 years also qualifies.
This money does not have to be paid back if you live in the home at least 3 years. That is different than the previous credit of $7500 that had to be paid back over 15 years. You can use the money for anything, including just putting it in the bank for a rainy day. Think of it as a price reduction beyond the great deals we have right now.
A good article from CNN Money goes into a lot more details but most folks will qualify for this so if you are first time buyers or you know someone who has been thinking about ending the ‘rent-go-round’ then give me a call and we’ll talk about it to see if it make sense for you.
