April 2014 – Stats for Gwinnett County Real Estate
This chart shows the appreciation over the last 18 months and you can see how it’s leveled off some. Most industry experts see an appreciation of about 8% over the next 18 months or so and that is consistent with a ‘normal’ market when you compare back to before the bubble that popped in 2007.
The data below is for Gwinnett County specifically and you can see how it is leveling off in activity and getting to a more balanced market. We still have a ways to go and there is still an opportunity for the move up seller to sell in a sellers market and buy in a buyers market depending on your price point.

Current_Months_Supply | 3.8 | This number represents the number of months it would take to sell everything we have listed if no new property came on the market. We assume the market is balanced at 5-7 months of inventory. Based on this number we are in a sellers market on average but it varies by price range. |
Number of Sales | 3599 | We sold this many in Gwinnett in the last 6 months. |
Avg Day on Market | 98 | This number shows how many days a property was on the market from the list date to the contract date. |
Avg Sales / List Price | 98.3 | Comparing list price to sales price, a number under 100 is showing a price under the list. |
Units for Sale Now | 2265 | Total number of active properties on the market today. |
Avg Active Day on Market | 77 | Average days since a property was listed that is still showing active. |
