This is so true right now. We don’t know for certain what is going to happen but I’m encouraged by what I know to be true.

We did not have enough inventory before this started. I could have lost 2/3 of the buyers in most markets and been OK because it was such a shortage of inventory. It’s more balanced now but once this is passed I think we go back to a hot market.

Interest rates bounced around but then stabilized between 3-4%. Those are historic lows compared to the rates over the last 10 years. Credit scores required have increased some but that is common in uncertain times. I think that will recover too.

People are still listing houses, selling houses, buying houses and we’re doing it as safely as possible. There are some new rules but mostly it’s stuff we should have been doing anyway when it comes to qualifying the buyers we are showing houses to. Now you have to have a pre-approval letter or proof of funds for me to take you through a house. No tire kickers.

Most of the iBuyers have stopped working. Folks like Zillow, Opendoor, etc are shut down. Some of the discount brokers have furloughed their workforce to save money.

However, we are still working at full force but doing it carefully and following the guidelines for face to face contact.
